How to Find a Solar UCC-1 or Fixture Filing on Your Home

Look for two kinds of records: a fixture filing in your county's recorded property documents and a UCC-1 at your state's UCC filing office. You may find one, the other, or both.

What we're looking for

If you find a UCC-1, a county fixture filing, or both related to your solar system, contact Bennett Legal for a case review.

Before you start

Have your contract handy

Gather your complete solar contract, the property address and county, the names of the people who signed, and the financing company named in the paperwork. A name on a recent statement may help, but do not rely on a brand name alone.

Know what you are looking for

There are two kinds of records to look for. A UCC-1 financing statement is usually filed with your state. A fixture filing is recorded with the county where your home is located, in the real property records. County indexes may list it as a fixture filing, a UCC, or a financing statement. Read the actual document to see the parties, the equipment described and the property description. A matching name alone does not prove it concerns your solar agreement.

Illustration only. Not a real filing.

Numbered sections show a fictional debtor name and address, a fictional secured party name and address, and a collateral description, with callouts explaining what each section means. A red SAMPLE stamp marks the filing box, and a note says it is a fictional example for educational purposes only.

For a BrightOak PPA, Bennett Legal needs the contract and documented proof of a filed UCC-1 or county fixture filing. You can make an initial inquiry before you have every document.

Work through both searches

Your four-step record check

  1. 1. Check the county where the home is located

Open that county's official recorded property or real estate search. Look under the names on the agreement and the available document types, including UCC financing statements and fixture filings. Use a document number if you have one. Search the land records—not just the property-tax or court-case database.

  2. 2. Check the state UCC records

Use the state link below and choose a UCC record search. Start with the individual debtor names as shown on the agreement and follow the service's name-search instructions. Check name variations and relevant dates. Check any displayed records cutoff; an empty result may omit newer filings. Ask the filing office about records after that date. Look for related amendments, assignments or terminations. You are searching records, not creating a new filing.

State not listed? Use USAGov to reach your state's official website, then look for its UCC filing office. Office titles vary; it may not be called the Secretary of State. Check county property records too. Link checked on .

  3. 3. Save the actual document and its details

Download all available pages and attachments, or take clear screenshots. Save the filing or recording number, recorded date, office, debtor, secured party and property description. Keep the search terms and date of your search with the records.

  4. 4. Send the contract and filing proof

Provide both through Bennett Legal's intake process. If you cannot find the filing or cannot access a service, say which county and state searches you tried. Intake staff search only when you cannot find it or access the records. The documents still need legal review.

Keep a complete, readable record

An index entry can leave out important details. For a BrightOak PPA, send the full contract plus the UCC-1 or fixture filing itself, or readable screenshots that document the recorded filing. Include attachments and later filings if available. Avoid sending only a cropped company name.

If neither search shows a filing, save your search terms and results and tell us. That is not the same as proving that no filing exists. We can help with the next step when you cannot find it.

Your questions

Solar UCC-1 lookup questions

Do I need to search both my county and the state UCC filing office?

Yes. Check your county's recorded property documents for a fixture filing and your state's UCC filing office. Office names vary by state. A solar filing may be in either place or both. Finding nothing in one database does not establish that there is no filing.

What should I save when I find a solar UCC-1?

Save the complete UCC-1 and its attachments if available, the filing or recording number, the recorded date, and any amendments, assignments or terminations. Screenshots should show the office, document details and all relevant pages. Keep your solar contract with these records.

What if I cannot find a document or cannot use the search website?

Write down which county and state services you tried and what happened. Ask the recording office about access or copy options. You can contact Bennett Legal for help with the next step; intake staff search when a client cannot find the filing or access the records. You may make an initial inquiry before you have every document.

Does finding a UCC-1 or fixture filing mean Bennett Legal can accept my BrightOak PPA matter?

BrightOak PPA matters require documented proof of a filed UCC-1 or county fixture filing, together with the contract. A filing or an uploaded screenshot alone is not an acceptance decision. Bennett Legal must review the documents, the agreement type and the facts.

Do I need to find both a UCC-1 and a fixture filing?

No. Either one is enough for us to review your case. Search both places, because a filing may be in one, the other, or both.

Does a search result tell me the filing's legal effect?

No. An index match is a starting point. The full documents, property description, parties, dates and any later filings need review. Do not assume a filing is valid, invalid, still effective or related to your home from the search result alone.

Each matter depends on its facts and applicable law. This page provides general information, not legal advice. Contacting the firm or sending documents does not create an attorney-client relationship.
